The Columbus City Council Zoning Committee has scheduled a regular meeting on Nov. 2, 2026, in Council Chambers to consider a rezoning application and variances for an apartment complex at 1696 N. Hague Ave.
On the committee's docket, developer LDG Development is seeking approval to build a 198-unit apartment complex on 8.34 acres at 1696 N. Hague Ave., located about 900 feet south of Trabue Road. The site consists of two parcels, one undeveloped and one developed with a single-unit dwelling, both in the Rural zoning district.
The West Scioto Area Commission recommended disapproval of the application. The Columbus Development Commission also voted 1-5 to recommend disapproval on Dec. 11, 2025. The 198-unit apartment proposal exceeds the 2011 Trabue Roberts Area Plan recommendation of “Very Low Density Residential” for the subject site.
Columbus city departments issued a recommendation of approval for the requested Apartment Residential district to allow multi-unit residential development uses at the location. Planning staff recognized that the proposal exceeds the density in the neighborhood plan, but determined that the complex is consistent with adjacent multi-unit residential developments of similar densities to the north and northeast. The requested zoning classification allows multi-unit residential development uses that are consistent with the city's objective to provide more housing in all neighborhoods.
The applicant also requested a variance to allow reduced development standards for an apartment complex in the Apartment Residential district. City code requires a minimum building setback line of 40 feet along North Hague Avenue, while the applicant proposes a reduced building setback line of 20 feet. The developer is also requesting a reduced 20-foot perimeter yard along the northern, eastern, and western property boundaries, below the standard 25 feet required for apartment complexes.
City departments recommended approval of the variances, concluding that the site plan is compatible with nearby developments while allowing parking to be placed beside the clubhouse building to create a more pedestrian-friendly design. The Columbus City Council Zoning Committee has scheduled its regular meeting for 6:30 p.m. on Nov. 2, 2026, in Council Chambers.
