Pitch Development Group Proposes 192-Unit Complex on West Dublin-Granville Road

A newly filed Columbus council variance application would replace a 2021 zoning plan and repurpose the historic Bright's Chapel as a clubhouse.

Pitch Development Group filed a council variance application on Oct. 5 proposing Linworth Apartments, a 192-unit residential community across 9.88 acres at 2424 W. Dublin-Granville Road. The submission with the Columbus Department of Building and Zoning Services initiates the city's Accelerated Residential Review process under city planner Joe Rose city filing.

The application supersedes an earlier residential plan for the site approved by Columbus City Council on Oct. 11, 2021, under Ordinance 2798-2020 council ordinance. That earlier zoning plan, designated Z19-023, permitted 139 apartments across 8.26 acres. Pitch Development Group's revised proposal expands the development footprint to 9.88 acres by incorporating commercial frontage zoned L-C-4 along West Dublin-Granville Road and seeking to acquire public right-of-way along Thompson Street and an adjacent alley from the Columbus Department of Public Service expansion details. Requested variances include replacing the approved site plan, reducing perimeter yards from 25 feet to 5 feet along the eastern and southern boundaries, and permitting ground-floor residential amenity space in the commercial zone variance requests.

Under the proposal, developers would preserve the historic church building standing at 2424 W. Dublin-Granville Road and repurpose it as a resident clubhouse, pool facility and fitness area preservation plan. Constructed in 1897 for Bright's Chapel Methodist Episcopal Church, also known as Elmwood Church, the structure hosted religious services until approximately 1956. It later housed the Village Bookshop until 2018. The filing notes that the current property owners have invested in maintaining the building, aligning the residential project with municipal housing and preservation goals preservation plan.
