Official meeting minutes published Monday, Oct. 26, formalize Groveport City Council's approval of a rezoning plan dividing approximately 18.6 acres along Groveport Road into industrial and commercial parcels. The council took the action on third reading during its Sept. 28 meeting.
For applicant AMS Land Acquisitions, LLC, council voted to adopt a rezoning of approximately 16.78 acres at 0 Groveport Road from Planned Industrial Park to Limited Industrial. In a companion measure, council adopted a rezoning of approximately 1.86 acres at 5610 Groveport Road from Planned Industrial Park to Community Commercial.
Before taking final votes on third reading, council amended Section 2 of both ordinances. Law Director Kevin Shannon presented proposed amendments requesting that existing text be redacted and replaced with nine conditions read aloud. Mr. Shannon also requested identical amendments incorporating the same nine enumerated conditions read into the record. Council adopted both amended ordinances on third reading, incorporating the conditions recommended by the Groveport Planning and Zoning Commission.
The rezoning approvals establish the underlying land uses for the acreage but do not authorize immediate construction. Before physical work or building permits can proceed, the developer must submit detailed site plans to the Groveport Planning and Zoning Commission and municipal departments for administrative and public development plan review. That review process will examine engineering specifications, utility connections, traffic access, and stormwater management while ensuring full compliance with the nine binding conditions.
