Rezoning Request Proposes 216 Apartments Along Gender Road

Dorothy's Pond Apartments application seeks higher residential density on 10.36 acres in southeast Columbus.

A new multi-unit housing development proposed in southeast Columbus seeks to build up to 216 apartments along Gender Road, according to municipal planning records.

The filing, submitted under application Z26-038 for a project titled Dorothy's Pond Apartments, requests rezoning for a 10.36-acre site at 3686 Gender Road. The property, identified in city records as parcel 530-259628 in ZIP code 43110, is currently zoned L-AR-12, a limited apartment residential classification. The applicant is seeking to rezone from L-AR-12 to L-AR-1 to allow a multi-unit residential development with up to 216 units, which would establish a density of 21 units per acre.

City records show the rezoning request was initially submitted on Sept. 23 with a stated intent "To develop more multi-family units than is currently allowed in an AR12".
