Commercial demolition permit applications were filed on Oct. 9 to raze two commercial structures near the intersection of North High Street and East Frambes Avenue in the University District, according to City of Columbus records.

The applications seek permission to raze the three-story commercial building at 2060 N. High St., which houses PJ's Sandwiches and the Ohio Stater apartments, and an adjacent two-story commercial building at 15 E. Frambes Ave.. Both filings initiate municipal demolition review before the University Area Commission.

The filings mark the first site clearance permits sought in connection with RPM Living's proposed student housing redevelopment. The Austin-based developer has proposed constructing a seven-story complex containing approximately 228 units, 866 beds and 4,000 square feet of retail space on four parcels totaling roughly two acres across from the Ohio State University campus.

Demolition permits have not been issued by the city, and the underlying redevelopment remains pending design review. The proposal must secure a Certificate of Appropriateness from the University Impact District Review Board and fulfill municipal zoning compliance reviews before any razing or construction can proceed.
