Stage Capital Partners Seeks Variances for German Village Mixed-Use Conversion
The application proposes commercial and residential reuse with reduced parking across three historic parcels.
Stage Capital Partners filed an application on Oct. 5 seeking German Village Commission recommendations for zoning variances to convert properties at 30 E. Columbus St., 40 E. Columbus St., and 762 S. Pearl St. into a mix of residential and commercial spaces city application.
Submitted on behalf of property owner 30 German Village LLC under application number COA2601078, the request seeks variances from Columbus City Code Sections 3332.037, which regulates the R-2F Residential District, and 3312.49, which governs minimum required parking spaces zoning request. The proposed variances would allow a combination of residential units and limited neighborhood commercial uses across the existing buildings while reducing required on-site parking spaces variance scope.
Architectural floor plans prepared by Design Collective detail the layout for the two existing structures, which are connected by an open courtyard of approximately 270 square feet site plan. Building 30 encompasses roughly 2,515 square feet across three levels: a basement of about 790 square feet basement plan, a first floor of about 1,065 square feet first floor plan, and an attic of about 660 square feet attic plan. Building 40 includes approximately 3,974 square feet divided between an east section of about 2,035 square feet east section and a west section of about 1,939 square feet west section.
The proposal relies on decades of commercial precedent at the site. City historic property record cards for 762 S. Pearl St. show that Columbus issued a building permit in August 1956 for a one-story concrete block printing shop and office 1956 permit. Subsequent municipal records document building alterations in 1971 to add a dark room partition and remodeling in 1981 for office and warehouse space renovation permits.
The German Village Commission’s evaluation represents an advisory step in the municipal approval process. Because historic commissions in Columbus do not hold final zoning authority over variance requests, any recommendation issued by the commission will be forwarded to the Board of Zoning Adjustment or Columbus City Council for final review and formal action.
