German Village

A council variance application was filed for 30 E. Columbus St. to allow limited commercial uses and reduced parking in the R-2F residential district, according to city permit records. Municipal records show an application document for 30 E. Columbus Street in German Village was filed with the city on Nov. 5, 2026.

According to the application schedule, property owner 30 German Village LLC lists parcels at 30 and 40 E. Columbus St. and 762 S. Pearl St. totaling 0.2046 acres with 6,474 square feet of building area. Under a limited power of attorney, 30 German Village LLC appointed Stage Capital Partners LLC to file a Council Variance application and seek German Village Commission reviews for the property.

Under the filed submittal, the applicant requests permission for neighborhood-serving office, retail, coffee shop or café, personal service, studio, and residential uses across the existing buildings. The filing explicitly prohibits bars, nightclubs, dispensaries, drive-thrus, and automotive uses.

The property currently contains six existing on-site parking spaces, according to the submittal. The proposal requests a parking reduction from the 16 to 27 spaces typically required under city zoning code down to those six existing spaces.

To address neighborhood compatibility, the applicant proposed operating conditions limiting commercial activity to between 6:00 a.m. and 10:00 p.m., barring outdoor amplified sound, requiring screened trash receptacles, and subjecting all exterior alterations to German Village Commission review. The submission also notes that the historic factory and print shop structures on the property have been vacant for five years.

City scheduling records list German Village Commission staff review for the proposal on Nov. 19, 2026.

Previously, Pique Media reported on the initial historic commission variance filing on Oct. 6, 2026, and covered the city council variance submission on Oct. 14, 2026.
