Columbus Zoning Committee Approves Dominium's 318 Apartments on North Cassady Avenue
The committee approved rezoning 30.17 acres at Ackley Place, allowing reduced development standards and a transit shelter near Alum Creek.
The Columbus City Council Zoning Committee voted on Monday, Oct. 26, 2026, to approve rezoning for 30.17 acres at 2125 Ackley Place.
Developer Dominium requested the Apartment Residential (AR-1) classification to allow a 318-unit apartment complex.
The committee also approved a variance to allow reduced development standards for an apartment complex at 2125 Ackley Place in the AR-1 district.
The requested council variance proposes increased building height, reduced perimeter yards, and a reduced building setback line along North Cassady Avenue.
The variance measure also permits a transit shelter within the setback line along the street frontage, which city staff noted will support transit access and create a pedestrian-friendly streetscape.
Planning staff supported the variance because the site faces flood plain constraints along its western boundary and conforms to area design guidelines.
City records note that the placement and design of the complex also enable a trail connection to the adjacent Alum Creek greenway.
The 30.17-acre site is situated on North Cassady Avenue, 1,238 feet north of Airport Drive, and consists of six residential parcels in what had been a commercial planned development district.
According to planning staff, the project aligns with the Columbus Growth Strategy recommendation for mixed-use development and supports city efforts to add housing across Columbus.
The Columbus Development Commission recommended approval on Aug. 13, 2026, and the Northeast Area Commission also recommended granting the proposal.
Previously, Pique Media reported that Dominium proposed 318 apartments on North Cassady Avenue.

The applicant requests the AR-1, Apartment Residential District to allow multi-unit residential development. The site is within the planning boundaries of Columbus Growth Strategy (2026), which recommends “Mixed Use 2” land uses at this location. The requested AR-1 District will allow a multi-unit residential development that is compatible with the density and development standards of adjacent multi-unit residential developments, and is also aligned with the City’s objective to provide more housing in all areas of the city. Staff notes that the underlying CPD district allows multi-unit residential units above first-floor commercial uses with no density limitation. A concurrent Council variance is included (Ordinance #2916-2026; CV26-040), and proposes a 318-unit apartment complex with increased building height, reduced building setback line along North Cassady Avenue, a bus shelter within the building setback line, and reduced perimeter yard.

Staff supports the requested variance as the proposed building height, high level of landscaping and screening, and connection to trails and transit included in the project are consistent with the Columbus Growth Strategy’s (CGS) (2026) design guidelines for the Mixed Use 2 land use recommendation at this location, and the site is constrained due to flood plain along the western boundary of the site.
City records note that the placement and design of the complex also enable a trail connection to the adjacent Alum Creek greenway.
