Walls Rise on Molto Properties' Speculative Warehouse in Canal Winchester
Precast concrete panels reshape Bowen Road as Canal Winchester channels industrial freight through Robinett Way and transfers incentives on earlier park facilities to Link Logistics.
Vertical construction is underway this autumn on Molto Properties' 210,748-square-foot speculative industrial warehouse at the junction of Robinett Way and Bowen Road in Canal Winchester, transforming the western boundary of the Canal Pointe Industry and Commerce Park.
Planning and Development Director Lucas Haire reported to City Council on Sept. 8, 2026, that construction crews had started erecting precast concrete wall panels on the site, noting that the structure has changed the view significantly along Bowen Road. The milestone followed a summer groundbreaking reported by the Canal Winchester Industry and Commerce Corporation, which targeted project completion for spring 2027.
Truck Routing and Neighborhood Protections
The 23.67-acre project, referred to by municipal officials as Molto Building C, sits adjacent to low-density residential properties to the north, south, and west. When the Canal Winchester Planning and Zoning Commission unanimously approved site development plan SDP-26-001 and variance VA-26-001 on Feb. 9, 2026, city planners incorporated strict design parameters to keep heavy commercial traffic separated from local neighborhood travel.
Under the approved plans, the municipal staff assigned the building an address on Robinett Way rather than Bowen Road, establishing Robinett Way as the site's primary commercial access route. The commission granted a variance allowing a 30-foot-wide access drive off an extended Robinett Way to accommodate large tractor-trailers, while restricting secondary access on Bowen Road to 25 feet. Planning staff emphasized that the site was designed for truck traffic to route exclusively through the industrial park to the east, ensuring that freight operations would not create traffic conflicts for residents traveling along Bowen Road.
To further shield neighboring properties, commission approval conditions required a 4-foot landscaped earthen mound along the northern parcel line wrapping around the northwest parking lot corner, external glare shields on exterior parking lot lights, and dedicated pedestrian sidewalk connections linking Bowen Road to Robinett Way.
Council Transfers Tax Abatements on Earlier Buildings
As work progressed on the newest structure, Canal Winchester City Council acted on Sept. 21, 2026, to transfer existing tax incentive agreements covering Molto Properties' earlier developments in the park. Council unanimously adopted Resolutions 26-039 and 26-040, approving partial assignment and assumption agreements for Community Reinvestment Area tax abatements tied to Canal Pointe Building A and Building B.
The CRA agreements, initially authorized in 2022 to support construction of the two logistics facilities, are transferring to B10 Canal Pointe Owner LLC, an affiliate of Link Logistics, which entered into contract to purchase both buildings from Molto. Link Logistics, an industrial real estate firm backed by private equity group Blackstone, assumes all ongoing compliance obligations. Haire informed council members during a Sept. 21 work session that Molto had satisfied the baseline requirements for Building A—delivering an initial $30 million capital investment alongside 85 jobs and nearly $3.19 million in annual payroll—while Building B carries commitments for 80 jobs and $3 million in annual payroll.
During the same session, Public Service Director Bill Sims reported that crews were focusing on vertical framing at the Robinett Way building before starting underground utility installations heading into October. With concrete walls in place, the warehouse remains on track to wrap up construction in spring 2027.
